Heritage homes
What sits under an older Castlemaine home
Older homes in Castlemaine often have a patchwork drainage system. Original clay or earthenware pipe may connect to newer PVC added during renovations, and records of where each line runs are often incomplete or missing altogether.
The problems that follow are familiar ones:
- roots entering through ageing joints, particularly near mature trees
- pipes that have shifted or cracked as the ground has moved over many years
- junctions between old and new pipe that catch waste
- stormwater and sewer lines laid close together, which can make it hard to tell which one is causing trouble
- stormwater lines silted up after decades of leaf fall
Because these faults sit underground, the first sign is often a slow drain, a damp patch or a smell rather than anything you can see directly.
Inspect, then decide
Clearing heritage drains without guesswork
With older pipework, it pays to understand its condition before deciding what to do next. We clear the blockage with high-pressure jetting, then use a CCTV camera to look along the line for cracks, root entry points and displaced joints. Our electromagnetic locator follows the camera from the surface to mark where a fault lies and how deep it is.
For heritage properties in particular, that information helps keep any repair work targeted, rather than disturbing established gardens, paths or original features. Where a pipe is in reasonable shape, maintenance jetting may be all it needs to keep roots under control. Where it is badly cracked or collapsed, the footage gives you something concrete to take to a plumber when weighing up repairs. You can read more on our CCTV drain inspection page.
Stormwater
Leaves, gutters and stormwater in an established town
Established trees are lovely to live with, but they drop a lot of leaves, twigs and seed pods. In Castlemaine, that material washes from roofs and gutters into downpipes and stormwater pits, where it can compact into a solid blockage. Gutter guards and regular gutter cleaning reduce how much reaches the pipes, but some material always gets through. Older homes with complex rooflines and several valleys tend to collect more debris, so their downpipes and pits are worth checking after a big leaf drop.
Jetting flushes this out of the pipes so rainwater can get away from the house again. If downpipes are overflowing or water pools near the foundations after rain, our stormwater drain clearing service is a good place to start.
Getting to you
Regular service from Bendigo
Castlemaine is a regular run south from Bendigo for us. For planned work such as inspections or maintenance jetting, we will arrange a suitable time with you. For urgent problems, such as sewage coming up through a gully or inside the house, call us and we will talk through how soon we can get there.
We also work with Castlemaine businesses and rural properties. Older commercial buildings in town often have drains that have been extended and reworked over many years, and scheduled maintenance jetting can stop a troublesome line from blocking at a bad moment for trade. On rural properties outside town, the same jetting, camera and locating work applies to drains from the house, sheds and outbuildings.
